Flat roofs fail at the seams. Ours are welded shut.
Licensed, insured, never subcontracted. We tell you honestly what your home needs.

Flat and low-slope roofs need a different system than a pitched roof, and TPO is one of the best available for our climate. It’s a single-ply membrane that reflects heat, resists tears and punctures, and welds into a continuous watertight surface with no shingles to blow off.
We install and replace TPO membrane roofing on flat and low-slope sections, commercial buildings, additions, porches, and modern homes. Every seam is heat-welded, the flashing and edge details are done right, and the whole assembly is built to handle standing water, snow load, and the freeze-thaw that destroys a poorly detailed flat roof.
We handle tpo roofing for homeowners and property owners across Lansing, East Lansing, Okemos, St. Johns, Grand Ledge, Owosso, and the surrounding mid-Michigan communities, nine counties around our home base in St. Johns. Wherever you are in that area, you get the same thing: a licensed, insured, quality-vetted crew that never subcontracts, four manufacturer certifications behind the work, and a straight answer about what your home actually needs. That last part is the reason Andrew, Aaron, and Preston started Anchor in the first place.

TPO Roofing the way it should be done.
It starts with a free, no-obligation look at what’s actually going on. We don’t quote tpo roofing over the phone or from a photo, we come out, inspect it properly, and give you an honest read on what your home needs. If a smaller fix will hold, we’ll tell you that. If it won’t, we’ll show you why, with pictures, so the decision is yours to make on real information.
Then our own crew does the work. We never subcontract tpo roofing to a rotating cast of strangers, the people who quoted your job are the people on your property, which is how the details stay right from the first fastener to the final cleanup. As certified installers, we do the work to manufacturer spec, not the fast way, because that’s what makes it last and keeps your warranty intact.
And we build for Michigan. Snow load, ice, wind, and the freeze-thaw that punishes everything up here, we account for all of it in how we detail the work. When we’re done, we clean up after ourselves and walk you through what we did. You’re left with tpo roofing you can stop thinking about, which is the whole point.
We won’t take your money for work your home doesn’t need. That’s the reason this company exists.
Homeowners choose us because we tell them the truth. We won’t take your money for work your home doesn’t need, and we won’t cut a corner you can’t see to win a job on price. That’s not a slogan, it’s why we’re certified by CertainTeed, LP SmartSide, James Hardie, and Lomanco, why we carry full licensing and insurance, and why so much of our work comes from neighbors who were told straight and treated fairly. When you’re ready, the first step is simple: a free look, an honest read, and a fair price in writing.

Done the honest way.
Built for flat roofs
Shingles fail on low slope. TPO is engineered for it, a welded, continuous surface with nothing to lift or blow away.
Details decide leaks
On a flat roof, the membrane is the easy part; the flashing, drains, and edges are where roofs fail. We detail all of it correctly.
Honest assessment
If your flat roof can be repaired instead of replaced, we’ll tell you. We quote what the roof needs, not the biggest job.

Straight answers about tpo roofing.
The questions people ask us before they sign, answered in plain words. Finished projects are in our gallery.
What is TPO roofing?
TPO (thermoplastic polyolefin) is a single-ply roofing membrane used on flat and low-slope roofs. The sheets are heat-welded together into one continuous, watertight surface. It’s reflective, durable, and well suited to Michigan’s temperature swings, which is why it’s a leading choice for flat roofs.
Is TPO good for Michigan weather?
Yes. TPO handles freeze-thaw well, resists punctures and tears, and its welded seams don’t rely on adhesives that fail in the cold. The reflective surface also reduces summer heat gain. Properly installed with good drainage detailing, it’s a strong flat-roof system for our climate.
How long does a TPO roof last?
A quality TPO roof, properly installed, generally lasts 20 to 30 years. Lifespan depends heavily on the thickness of the membrane, the quality of the seam welds, and how well the flashing and drainage are detailed, all things we don’t cut corners on.
Can you repair a TPO roof or does it need replacing?
Many TPO problems, punctures, seam separations, flashing issues, are repairable, especially on a membrane that still has life left. We inspect it and give you a straight answer about whether a repair holds or whether the roof is due for replacement.
What roofs is TPO used on?
TPO is used on flat and low-slope roofs: commercial and industrial buildings, apartment and townhome complexes, additions, porches, and modern flat-roof homes. Anywhere a pitched-roof shingle system won’t work, a single-ply membrane like TPO is the answer.
How much does a TPO roof cost?
It depends on the size and complexity of the roof, the membrane thickness, insulation, and whether it’s a tear-off or recover. We give you a clear written price after inspecting the roof and understanding how the building is used.
