Why is it so hard to find a commercial roof leak?

Because commercial roofs are large and flat, water enters at one point and travels a long way across and through the assembly before it drips inside, so the interior stain is rarely under the actual opening. Finding a commercial leak takes tracing the water back to its true source, which is the real skill in the work.

How fast can you respond to a commercial leak?

We prioritize active commercial leaks because the cost of waiting is high, inventory, equipment, downtime, and interior damage all add up fast. We move quickly to stop the water and protect the interior, then make the lasting repair.

Can you fix the leak without replacing the whole roof?

Usually, yes. Most commercial leaks come from a specific failure, flashing, a seam, a puncture, a drainage problem, that can be repaired without replacing the entire roof. We only recommend replacement when the roof has broadly failed, and we’ll show you why before we ever suggest it.

Why does my commercial roof leak keep coming back?

Because the real source was never fixed, a patch was put over the drip instead of over the actual entry point. Water travels, so patching the wrong spot just moves the leak. We trace it properly, which is why our repairs hold instead of reappearing after the next storm.

What causes most commercial roof leaks?

The usual culprits are failed flashing around rooftop units, curbs, and walls; open or split seams in the membrane; punctures; and drainage problems, including ponding water and clogged drains. The field of the membrane leaks far less often than these detail points.
