Gutter Repair by Anchor Siding LLC in mid-Michigan

Gutters have one job, move water off your roof and away from your foundation, and when they fail, the water goes exactly where you don’t want it: behind the fascia, down the siding, and into the basement. Sagging, leaking, or clogged gutters are a small problem that quietly causes big ones.

We repair gutters and downspouts across mid-Michigan: re-securing sagging runs, sealing leaks, re-pitching for proper flow, and fixing the fascia and soffit damage that failed gutters cause. We’ll tell you honestly whether a repair holds or whether your gutters are past it, and we won’t sell you a full replacement your home doesn’t need.

We handle gutter repair for homeowners and property owners across Lansing, East Lansing, Okemos, St. Johns, Grand Ledge, Owosso, and the surrounding mid-Michigan communities, nine counties around our home base in St. Johns. Wherever you are in that area, you get the same thing: a licensed, insured, quality-vetted crew that never subcontracts, four manufacturer certifications behind the work, and a straight answer about what your home actually needs. That last part is the reason Andrew, Aaron, and Preston started Anchor in the first place.

Gutter Repair the way it should be done.

It starts with a free, no-obligation look at what’s actually going on. We don’t quote gutter repair over the phone or from a photo, we come out, inspect it properly, and give you an honest read on what your home needs. If a smaller fix will hold, we’ll tell you that. If it won’t, we’ll show you why, with pictures, so the decision is yours to make on real information.

Then our own crew does the work. We never subcontract gutter repair to a rotating cast of strangers, the people who quoted your job are the people on your property, which is how the details stay right from the first fastener to the final cleanup. As certified installers, we do the work to manufacturer spec, not the fast way, because that’s what makes it last and keeps your warranty intact.

And we build for Michigan. Snow load, ice, wind, and the freeze-thaw that punishes everything up here, we account for all of it in how we detail the work. When we’re done, we clean up after ourselves and walk you through what we did. You’re left with gutter repair you can stop thinking about, which is the whole point.

We won’t take your money for work your home doesn’t need. That’s the reason this company exists.

Homeowners choose us because we tell them the truth. We won’t take your money for work your home doesn’t need, and we won’t cut a corner you can’t see to win a job on price. That’s not a slogan, it’s why we’re certified by CertainTeed, LP SmartSide, James Hardie, and Lomanco, why we carry full licensing and insurance, and why so much of our work comes from neighbors who were told straight and treated fairly. When you’re ready, the first step is simple: a free look, an honest read, and a fair price in writing.

Our own crew, our own hands, never subcontracted.

Done the honest way.

i.

We fix the cause

Sagging and leaks usually trace back to pitch, fasteners, or fascia damage. We fix the cause, not just the symptom, so the repair actually lasts.

ii.

Repair over replace

If your gutters have life left and just need work, that’s what we quote. We don’t push a full replacement on a system that can be repaired.

iii.

We check the fascia

Failed gutters rot the wood behind them. We inspect and repair the fascia and soffit so we’re not re-hanging gutters on damaged wood.

Straight answers about gutter repair.

No hedging. Here’s the plain version of what homeowners ask us most, and you can see finished work in our gallery.

Can gutters be repaired or do they need replacing?

Many gutter problems, sagging, leaks, poor pitch, clogs, a damaged section, are repairable, and there’s no reason to replace a system that still has life. We only recommend replacement when the gutters are widely failing or corroded. We’ll inspect them and tell you honestly which situation you’re in.

Why are my gutters leaking?

Leaks usually happen at seams and corners where sealant has failed, or where the gutter has pulled away from the fascia. Sometimes it’s overflow from a clog or poor pitch rather than an actual leak. We find the real reason so the repair addresses the actual problem.

Why do my gutters overflow when it rains?

Overflow is usually a clog, a pitch problem, or undersized downspouts, the water can’t move through the system fast enough. Clearing, re-pitching, or improving the downspouts fixes it. If we find the gutters simply can’t handle your roof’s runoff, we’ll tell you.

Can failed gutters damage my house?

Absolutely, that’s why they matter. Overflowing or leaking gutters send water down the siding and into the foundation, which causes basement moisture, foundation issues, and rot in the fascia and soffit. Fixing the gutters is often the cheapest way to prevent much more expensive problems.

How much does gutter repair cost?

A small repair, re-securing a run, sealing some seams, clearing a clog, is inexpensive. Larger work involving fascia damage or long sections costs more. We give you a clear written price after inspecting the system, kept to what the repair actually needs.

Should I repair or replace old gutters?

If the gutters are structurally sound and the problem is localized, repair is the sensible choice. If they’re corroded, pulling away in multiple places, or the wrong size for the roof, replacement makes more sense. We give you the honest call rather than defaulting to the bigger job.
