Why does my flat roof keep leaking?

Flat-roof leaks almost always come from the details rather than the field of the membrane, failed flashing around units and curbs, open seams, clogged or poorly placed drains, or ponding water that eventually finds a weak point. Finding and correcting the real cause is what stops the leak for good.

What is ponding water and why is it a problem?

Ponding is water that sits on a flat roof more than a couple of days after rain, usually because of inadequate slope or drainage. It accelerates membrane breakdown, adds weight, and eventually finds a seam to get through. Correcting drainage and low spots is key to a flat roof’s lifespan.

What’s the best membrane for a commercial flat roof?

TPO single-ply is one of the best choices for our climate, it’s reflective, durable, and heat-welded into a continuous watertight surface that handles freeze-thaw well. The right system for your building depends on its use, the existing roof, and your budget, which we’ll walk through honestly.

Can a flat roof be repaired or does it need replacing?

Many flat-roof problems, punctures, seam failures, flashing issues, drainage, are repairable on a membrane that still has life. We only recommend replacement when the roof has genuinely reached the end. We’ll inspect it and give you a straight repair-or-replace recommendation.

How long does a commercial flat roof last?

A quality single-ply membrane roof, properly installed and drained, generally lasts 20 to 30 years. Membrane thickness, seam-weld quality, and especially drainage detailing determine where in that range a given roof falls, which is why we don’t cut corners on the details.

How much does a flat roof cost?
