LP SmartSide siding replacement on a navy mid-Michigan home near the woods

Most SmartSide walls we hang go over the grave of siding that quit: vinyl gone brittle and patchy, wood the owner is done feeding paint, hardboard from the eighties swelling at every seam. A replacement is the one chance to fix everything at once, the wall underneath included, and to come back with a material that won’t put you through this again for a very long time.

LP SmartSide replacement with us is the full sequence: old siding torn off and hauled away, every inch of sheathing inspected and repaired, a real moisture barrier and flashing built, then engineered wood hung to LP’s written spec by a certified crew, with every field cut sealed and every joint gapped to move. That’s what keeps the five-year full and fifty-year prorated warranty standing on something real.

We replace siding with SmartSide across Lansing, East Lansing, Okemos, St. Johns, Grand Ledge, Owosso, and the rest of our nine counties. Licensed, insured, never subcontracted, and honest at the first visit: if your current wall has real life left in it, we’ll tell you to wait and spend nothing.

  • Sheathing inspectionThe whole wall checked and photographed before covering
  • Rot & damage repairBad wood fixed now, while the wall is open
  • Barrier & flashingThe weather layer rebuilt from scratch, done right

Tear-off is where the truth about your wall comes out.

Whatever made your old siding fail usually left a mark underneath. Hardboard that swelled was often hiding sheathing that stayed damp for years. Vinyl hung without a barrier let condensation sit against the wood behind it. Tear-off exposes all of it while it’s still cheap to fix.

So we treat demolition as inspection. Every sheet of sheathing gets looked at and photographed, soft spots get cut out and replaced, and you see the pictures before anything gets covered. It’s your wall; you should know what was in it.

A re-side is a thirty-year decision. The week it takes deserves a crew that treats it that way.

Then the rebuild goes in the only order that works: repairs first, moisture barrier second, flashing third, boards last. The SmartSide itself goes up in long lengths with seams planned away from sight lines, fasteners set to spec, and every saw cut sealed before the board is hung.

The crew doing all of this is the crew that quoted it. No subcontractors, no surprise strangers, and a schedule we keep because it’s ours.

Tear-off, inspection, barrier, then boards. Always that order.

Done the honest way.

i.

Everything fixed once

Sheathing, barrier, flashing, and siding all handled in one open-wall week, instead of surfacing as surprises over the next decade.

ii.

A material upgrade

Whatever came off, engineered wood going on means better impact resistance, truer wood looks, and a written five-and-fifty warranty.

iii.

Certified to the manual

LP trains and audits the crews it certifies. Your warranty assumes the manual was followed, and ours was.

When replacement beats another round of repairs.

The math turns when repairs stop being occasional. If you’re patching hardboard seams every spring, chasing vinyl panels after every wind event, or feeding a wood wall paint every few years just to hold the line, you’re paying a subscription on a wall that’s already told you its answer.

Age and fade push the same direction. Discontinued colors make every new repair more visible than the last, and a wall that’s uniformly chalked or brittle doesn’t have a good patch left in it. At that point repair money is cosmetic money.

Storm damage sometimes makes the decision for you, and in your favor. When hail or wind has marked most of an exposure, insurance scope can cover far more than a patch, and that’s the moment a replacement quote belongs next to the repair quote. We document it honestly either way.

And sometimes the answer really is wait. Roughly a third of our replacement inquiries end with us telling the homeowner their wall has years left. The free look costs nothing, and that’s the honest baseline every other number sits on.

SmartSide replacements across mid-Michigan.

Our replacement calendar maps the area’s housing history. Lansing and East Lansing bring us postwar ranches shedding their third generation of tired vinyl. The nineties subdivisions around Okemos, DeWitt, and Grand Ledge bring hardboard that has been swelling at the seams since before the kids moved out. The farm towns bring painted wood that has simply outworked its owners.

SmartSide answers all three inheritances at once: wood-true looks for the old streets, engineered strength for the hail corridors, and a warranted finish path for owners who are done with ladders. It’s why engineered wood has become our default replacement conversation across all nine counties.

The first step is identical everywhere: a free look at what you have, an honest read on whether it’s actually done, and if it is, a firm written price with samples held against your own brick and roofline.

Straight answers about SmartSide replacement.

No hedging. Here’s the plain version of what homeowners ask us most, and you can see finished work in our gallery.

How long does a full SmartSide replacement take?

Most homes run about a week from tear-off to final cleanup, depending on size and what the sheathing inspection turns up. You get a real schedule with your written price, and since our own crew does the work, the timeline doesn’t drift with someone else’s calendar.

Can SmartSide go over my existing siding?

We tear off instead, every time. LP’s spec wants a flat, sound, properly wrapped wall, and siding-over-siding buries problems and muddies warranties. Tear-off costs a little more up front and is worth every dollar of it, because it’s the only way to fix the wall you can’t see.

What happens if you find rot under my old siding?

We photograph it, show you, price the repair transparently, and fix it before the new wall goes on. Finding some is normal on the walls that made you replace your siding in the first place. Finding it now, while everything is open, is the cheapest it will ever be to fix.

Is replacing with SmartSide worth it over new vinyl?

It costs more up front and gives you more wall: real wood texture, far better impact resistance, and the five-and-fifty warranty. On homes that take hail or sit among trees, the durability difference is practical, not cosmetic. We install both, so you’ll get both numbers and our honest read for your house.

Should I replace with prefinished Diamond Kote or primed SmartSide?

Prefinished arrives with a baked-on color under a thirty-year no-fade warranty and never needs a paint crew. Primed costs less at install and opens the full paint deck, on a normal repaint cycle. If you’re staying put, prefinished usually wins the long math. We’ll price both on your actual house.

Does a re-side help resale?

Siding replacement consistently ranks among the strongest exterior returns, because it changes the entire first impression and deletes the buyer’s biggest visible to-do item. A warranted engineered wood wall is also a clean story to tell in a listing.

Do I need to do anything to prepare?

Not much. Move vehicles back, clear fragile items off walls inside if you’re cautious, and flag anything in the yard you want babied. We handle protection, debris, and the magnet sweep for nails. You mostly notice the crew arriving and the house changing.

My house has original hardboard siding. Is SmartSide the right replacement?

It’s usually the natural successor. Hardboard’s looks are what people chose it for, and SmartSide delivers the same wood character with the moisture engineering hardboard never had. Tear-off also finally exposes what decades of seam-swelling did to the wall underneath, so it gets fixed once, properly.
