How long does a shingle roof last in Michigan?
A quality architectural shingle roof, properly installed and ventilated, typically lasts 20 to 30 years in our climate. Freeze-thaw cycles, ice dams, and ventilation are what shorten that, which is why the install details matter as much as the shingle brand.
What are architectural shingles?
Architectural (or dimensional) shingles are thicker, multi-layer shingles that create depth and shadow lines, so the roof looks richer than flat three-tab shingles. They also carry longer warranties and stand up to wind better, which is why they’re our standard for Michigan homes.
Do I need to tear off my old roof first?
Usually we recommend a full tear-off. It lets us inspect the deck, replace anything damaged, and install a complete ice-and-water barrier and underlayment. Layering new shingles over old hides problems and shortens the new roof’s life, we’ll tell you honestly if your roof is an exception.
What is ice-and-water barrier and do I need it?
It’s a self-sealing membrane installed at the eaves, valleys, and vulnerable areas under the shingles. In Michigan it’s essential, it’s the layer that stops ice-dam meltwater from getting into the house when snow packs up at the edge of the roof.
How much does a new shingle roof cost?
It depends on the size and pitch of your roof, the shingle you choose, and what we find on the deck once we tear off. We give you a clear written price after inspecting the roof, and we’ll show you where the money goes so nothing is a surprise.
Why does attic ventilation matter for my roof?
Poor ventilation cooks shingles from below in summer and traps moisture that feeds ice dams in winter, both shorten roof life. We build ridge and intake venting into every install so the roof breathes and lasts the years it should.
