Soffit and fascia are the most important boards on your house that you’ve never thought about. Fascia is the vertical board that closes the roof edge and carries your gutters. Soffit is the underside of the overhang, and on most homes it’s also the intake side of your attic ventilation. Together they seal the eaves against weather, squirrels, and wasps, and they quietly decide how well your whole roof system breathes.
When they fail, they fail expensively. Rotted fascia lets gutters sag and pull free, open soffit invites animals into the attic, and blocked or missing soffit vents cook shingles in the summer and feed the ice dams that wreck Michigan rooflines in February. Most soffit and fascia calls start with a symptom: a sagging gutter, peeling paint on the roofline, squirrels in the attic, or icicles the size of fence posts. The board you can see is rarely the whole story, so we start by finding out why it failed. Nine times out of ten the answer is water, from a gutter running behind the fascia, a missing drip edge, or an ice dam that forced its way in.
Then we fix the system, not the symptom. Rotted fascia comes off and any damaged sub-fascia and rafter tails get repaired before new material goes on. Soffit panels get replaced with properly vented ones where the attic needs intake, and the drip edge and gutter line get corrected so water finally goes where it should.
Ice dams and cooked shingles both start at a soffit that can’t breathe. The fix is cheaper than the symptom.
Ventilation is the part most trim crews skip and the reason we’re certified on it. Why soffit ventilation decides your roof’s lifespan.
Your attic is supposed to be a river of moving air: cool outside air in through the soffit vents, warm moist air out through the ridge or roof vents. When that river flows, the attic stays close to outdoor temperature year-round, which is exactly what shingles, insulation, and framing want.
When the soffit side is blocked, the river stops. In summer, attic temperatures spike far above outdoor temps and cook shingles from underneath, aging a 30-year roof on a 20-year schedule. In winter, warm moist house air lingers, condenses on cold framing, and feeds mold and rot. And on the roof surface, trapped heat melts snow that refreezes at the cold eave: the ice dam cycle that tears up mid-Michigan rooflines every February.
The fix is almost always at the eaves. Most older homes we see have either solid soffit with no vents, vented panels painted or insulation-blocked from inside, or intake that was never sized to match the ridge vent added during a reroof. How do I know if my soffit or fascia needs replacing?
Peeling paint or dark streaks on the roofline trim, sagging gutters, visible rot or soft spots, animals getting into the attic, and heavy icicles every winter are the main flags. Any one of them is worth a free look, because eave problems compound quietly.
What causes fascia boards to rot?
Water, almost always: gutters overflowing or running behind the board, missing drip edge, or ice dams forcing meltwater into the eave. That’s why we fix the water path first. New fascia over an unfixed leak rots on the same schedule the old board did.
What’s the connection between soffit and ice dams?
Blocked soffit intake lets the attic run warm in winter, which melts rooftop snow that refreezes at the cold eave into a dam. Restoring soffit airflow, paired with sealing and insulation, is the structural fix for chronic ice dams, and it’s a fraction of the cost of the damage they do.
Should I choose vented or solid soffit panels?
It’s a calculation, not a preference. Your attic needs a specific amount of intake matched to its exhaust venting, and we’re Lomanco certified on exactly that math. Most homes get a mix of vented and solid panels placed where the airflow actually needs them.
Can you just wrap the fascia in aluminum instead of replacing it?
If the board underneath is sound, yes, aluminum wrap is a clean, low-maintenance finish. If there’s rot, wrapping it just hides an active problem. We probe the boards first and tell you honestly which situation you have.
Do you replace soffit and fascia during a reroof or re-side?
Yes, and it’s the ideal time, since the crew and access are already there and the drip edge, gutters, and eaves get corrected as one system. We’ll assess the roofline as part of any roofing or siding quote.
How much does soffit and fascia work cost?
