Gutter Replacement by Anchor Siding LLC in mid-Michigan

When gutters are corroded, undersized, or failing in too many places to repair, replacing them with a proper seamless system is the fix that lasts. Good gutters protect your foundation, your siding, and your basement, and seamless gutters, cut to fit your home, do it with far fewer joints to leak.

We install seamless aluminum gutters and downspouts sized for your roof and pitched for real drainage. We replace the fascia and soffit where old gutters have caused damage, and we detail the system so water actually leaves your home instead of finding its way behind the walls. It’s the finishing layer that keeps the whole exterior working.

We handle gutter replacement for homeowners and property owners across Lansing, East Lansing, Okemos, St. Johns, Grand Ledge, Owosso, and the surrounding mid-Michigan communities, nine counties around our home base in St. Johns. Wherever you are in that area, you get the same thing: a licensed, insured, quality-vetted crew that never subcontracts, four manufacturer certifications behind the work, and a straight answer about what your home actually needs. That last part is the reason Andrew, Aaron, and Preston started Anchor in the first place.

Gutter Replacement the way it should be done.

It starts with a free, no-obligation look at what’s actually going on. We don’t quote gutter replacement over the phone or from a photo, we come out, inspect it properly, and give you an honest read on what your home needs. If a smaller fix will hold, we’ll tell you that. If it won’t, we’ll show you why, with pictures, so the decision is yours to make on real information.

Then our own crew does the work. We never subcontract gutter replacement to a rotating cast of strangers, the people who quoted your job are the people on your property, which is how the details stay right from the first fastener to the final cleanup. As certified installers, we do the work to manufacturer spec, not the fast way, because that’s what makes it last and keeps your warranty intact.

And we build for Michigan. Snow load, ice, wind, and the freeze-thaw that punishes everything up here, we account for all of it in how we detail the work. When we’re done, we clean up after ourselves and walk you through what we did. You’re left with gutter replacement you can stop thinking about, which is the whole point.

We won’t take your money for work your home doesn’t need. That’s the reason this company exists.

Homeowners choose us because we tell them the truth. We won’t take your money for work your home doesn’t need, and we won’t cut a corner you can’t see to win a job on price. That’s not a slogan, it’s why we’re certified by CertainTeed, LP SmartSide, James Hardie, and Lomanco, why we carry full licensing and insurance, and why so much of our work comes from neighbors who were told straight and treated fairly. When you’re ready, the first step is simple: a free look, an honest read, and a fair price in writing.

Our own crew, our own hands, never subcontracted.

Done the honest way.

i.

Seamless means fewer leaks

Traditional sectional gutters leak at every joint. Seamless gutters are cut to fit your home in continuous runs, so there’s far less to fail over time.

ii.

Sized and pitched right

Gutters that are too small or poorly pitched overflow no matter how new they are. We size and slope the system to your roof so it actually moves the water.

iii.

We fix the fascia first

Old gutters rot the wood behind them. We repair the fascia and soffit before hanging new gutters, so the new system mounts to sound material.

Straight answers about gutter replacement.

No hedging. Here’s the plain version of what homeowners ask us most, and you can see finished work in our gallery.

What are seamless gutters?

Seamless gutters are formed on-site from a continuous coil of aluminum, cut to the exact length of each run. Instead of joining short sections, each a potential leak point, you get long, continuous gutters with joints only at corners and downspouts. They leak far less and last longer.

When should gutters be replaced instead of repaired?

When they’re corroded, sagging in multiple places, undersized for the roof, or leaking at too many joints to seal, replacement makes more sense than chasing repairs. If the fascia behind them is rotted, that’s another sign. We’ll inspect and tell you honestly whether repair or replacement is the smarter spend.

What size gutters do I need?

It depends on your roof’s size and pitch, more roof area and steeper slopes shed more water faster and need larger gutters and downspouts to keep up. We size the system to your specific roof so it doesn’t overflow in a heavy Michigan downpour.

Do you replace the fascia and soffit too?

When they’re damaged, yes. Failing gutters commonly rot the fascia board behind them, and we won’t hang new gutters on rotted wood. We repair or replace the fascia and soffit as needed so the new system mounts to sound material and the whole edge of the roof is renewed.

How long do new gutters last?

Quality seamless aluminum gutters, properly installed, typically last 20 years or more. Lifespan depends on the material, the install, and keeping them reasonably clear of debris. Properly pitched and sized, they’ll protect your home for a long time with minimal upkeep.

How much does gutter replacement cost?

It depends on the linear footage, the number of downspouts and corners, and whether any fascia repair is needed. We give you a clear written price after measuring the home, and we’ll explain what’s included so there are no surprises.
